Your Lead Problem Is Probably a Handoff Problem

A prospect sees an ad that speaks directly to what she wants. She clicks. The landing page reinforces the promise. The pricing looks like it fits her budget. Then she calls, or fills out a form, and everything that made the ad work disappears into a system that's never heard of her.

That's the handoff. It's the part nobody budgets for because it doesn't show up as a line item, it shows up as a leasing agent asking "sorry, what were you looking for again?" three minutes after she told the internet exactly what she was looking for.

Here's the trap: when leads go soft, the instinct is to buy more of them. More ILS spend, more Google budget, a shinier landing page. But if the leak is in the handoff, you're just pouring more water into the same cracked bucket. A better ad gets her to click harder into a process that still drops her.

Before you touch the media plan, walk the actual path a lead takes from ad to lease. Not the flowchart in the CRM demo. The real one, with the real lag between form submission and human response, the real script the leasing office reads off, the real number of times she has to repeat her budget and move-in date to three different people. If that trip has more friction than the ad promised, the ad isn't the problem.

Test it yourself. Submit an inquiry like a real prospect and time the response, count the follow-ups, notice whether anyone mentions the thing that got you to click in the first place. If the answer embarrasses you, you've found where the money's actually leaking.
