Your CRM Isn't Reporting Leads. It's Guessing.

Multifamily Insiders ran a piece this week arguing most agents never build the kind of relationship where a client calls just to talk, not to close. Fair point for the leasing side. But swap "agent" for "marketing director" and the real story is sitting one tab over in your dashboard.

Your CRM is doing improv and filing it as data. It's deduping leads based on rules someone set up three platform migrations ago, tagging sources by whatever the ILS decided to call itself that month, and quietly merging a phone call with a web form because they happened forty minutes apart. None of that is malicious. It's just guessing, dressed up as a count.

Here's what that costs you: you're grading the vendor's homework with a rubric they wrote. The ILS says its leads convert better. The CRM says paid social is dead. You believe both because they're both in the same report, and nobody checks whether the underlying attribution logic agrees on what a "lead" even is.

Before you touch next cycle's budget, pull ten leads from your top three sources and trace each one by hand. Not the dashboard number. The actual thread: form to call to tour to lease. It's tedious. It's also the only way to know if you're cutting the channel that's actually working because your CRM decided to call it something else.
