The Bot Books the Tour. Your Agent Still Has to Close
AI answers the lead at 2am, books the tour, sends the reminder texts, and hands you a warm prospect standing in your parking lot on Saturday. Great. Then a human has to walk them through a unit, answer the question the chatbot fudged, and get a signature. That's the gap this piece is pointing at: the funnel's front end is getting faster, and nobody's doing anything about the part that still happens face to face.
Here's the part that should actually worry you. You've spent two years and a chunk of your tech budget making sure no lead waits more than ninety seconds for a response. Fine. But if the tour guide can't close, you've just built a very expensive machine for generating disappointed walk-ins. Speed got the prospect to the door. It didn't teach anyone what to say once they're inside it.
The fix isn't another tool. It's the boring stuff: handoff design and training, neither of which shows up on a vendor's feature list. What does the AI tell the leasing agent about this prospect before they walk in? Objections already raised, budget already discussed, pets already disclosed? If the answer is "nothing, they just show up," you've automated the easy half and left the hard half to chance.
Audit your handoff before you audit your chatbot. The lead-response stack is probably fine. The agent standing in unit 204 with zero context on the person in front of them is the actual leak, and it's not one a faster bot fixes.
