Stop Leading With the Discount
Multifamily Insiders has a new piece arguing that operators are running urgency backward: discount first, value message second, and calling it a leasing strategy. The framing is "discount first vs. value first," and it lays out a sequence for building urgency without making price the whole pitch.
Here's the trap in plain terms. A concession is easy. It's a number, it's fast, and it tests well in a leasing office because it closes the tour that day. But every time your urgency comes from a slashed price instead of a reason to want the unit, you're teaching your renter pool what your community is actually worth. Do that for two lease-up cycles and "one month free" isn't a promo anymore. It's the price.
The fix isn't "never discount." It's sequencing. Lead with the thing that makes the unit desirable, the finish package, the location, the amenity nobody else on the corridor has, then let the concession show up as the reason to act now, not the reason to consider you at all. If the only sentence in your ad copy that does any work is the dollar amount, you don't have a value proposition. You have a coupon.
Worth an audit this week: pull your last three renewal notices and your last three new-lease ads. If concessions are doing more talking than the product, that's not urgency. That's a discount habit with a marketing budget attached, and renters can tell the difference even when your CRM can't.
