Millionaire Renters Tripled. Check Your Amenity Deck

Millionaire renter households grew 229% between 2020 and 2024, more than tripling in five years, according to RentCafe. New York, San Francisco and LA are still the obvious draws, but the surprise is the new markets showing up on the list, with Lake Havasu City, AZ leading the pack. These are not people who got priced out of buying. Nearly half are Millennials, and a growing share are choosing to rent on purpose.

If your website copy still leads with "affordable" and "flexible lease terms," you're speaking to a renter who isn't the one with the money anymore. A household that could buy a house in cash and is renting instead isn't shopping on price. They're shopping on design, service, and whether the building feels like a decision they're proud of, not a compromise they settled for.

This doesn't mean rip out your value messaging. Plenty of your renters are still budget-driven, and pretending otherwise is its own kind of bad marketing. But if your floor plan photography, your leasing office script and your unit turn standards haven't moved since 2019, you're leaving a segment on the table that grew faster than almost anything else in this business.

Worth an actual audit: pull your renter income data by unit type and see if your top-tier units are getting top-tier marketing, or just the same template with a higher price tag stapled on.
