Google Is Building an ILS Into Its Search Results

Google is rolling out Real Estate Ads for multifamily: apartment inventory, pricing, floor plans, and photos surfaced directly in search results, in a new visual format. A renter can compare three properties before your website has loaded.

Here's the part that should bother you. Every dollar you spend on ILS placements is a bet that the listing site is the last stop before your site. Google just announced it wants to be that stop instead. If renters can shop pricing and floor plans without leaving the search page, the ILS's whole value proposition gets a lot shakier, and so does the argument for handing them your biggest line item without a fight.

So what do you actually do with this before it's live everywhere. Start asking your ILS reps a question they won't love: what happens to your traffic and your pricing when Google owns top-of-funnel discovery instead of them. If they don't have an answer, that tells you something too.

Also look hard at your own site. If Google is going to show photos and floor plans in the search result itself, your website needs a reason to exist past that point, something an ILS listing and a search snippet can't do. Virtual tours, real-time availability, an application that doesn't feel like a tax form.

Nobody knows the ad format, the pricing, or the rollout timeline yet. That's unknown, and anyone telling you otherwise is guessing. But the budget conversation for next year should already assume Google wants a bigger seat at your table, not a smaller one.
