FTC Order Sends Redfin Back Into Rental Listings
Zillow just paid for a decade of easy money.
This week Zillow Group settled with the FTC and five state AGs over a $100 million deal that paid Redfin to stay out of the apartment rental listing business. That arrangement is dead. Redfin is now required to come back in. Regulators called it suppressing competition, and they're not wrong. Zillow has had the top of the ILS pile to itself for a long time, and it showed.
Here's why you should care. ILS pricing has gone one way for years while your options stayed frozen. Zillow, Apartments.com, and a short list of others carved up the market, and your renewal calls have felt less like negotiations and more like being informed of a decision that already happened. A serious Redfin entry doesn't fix that tomorrow.
But it's the first real crack in that lineup in a long time.
Redfin isn't starting from zero. It already has traffic and brand trust from the for-sale side. Put real money behind rental search and you've suddenly got a third real bidder chasing your listing dollars and your renters' attention. Competition used to mean two vendors. Now it might mean three.
So what do you actually do with this. Nothing dramatic. Don't call your rep and try to renegotiate today, there's no leverage yet, just a press release. What you should do is start tracking Redfin's rental rollout like it's a competitor's product launch, because it is one. Drop a note in your ILS contract file to actually revisit terms at your next renewal instead of letting it auto-renew like a gym membership you forgot to cancel. If Redfin shows up with real inventory and real traffic within the year, you want that leverage sitting in your hand at renewal, not something you're scrambling to find mid-contract.
What we don't know yet: how fast Redfin builds this out, what it costs them to do it, and whether property managers actually see lower cost-per-lead before your next renewal date rolls around. Track it anyway.
