Your Local Services Ads Are Merging Into Google Ads
Local Services Ads are the ones with the little green checkmark that show up above the map pack when someone searches "apartments near me." A lot of operators run them as a cheap top-of-funnel lead source, priced per lead instead of per click. Google is now migrating that program into the regular Google Ads environment, closer to Performance Max. CallRail's Meagan McLoughlin laid out what to check before and after that move happens, and the short version is: reporting continuity is not guaranteed.
Here's why that matters for your budget specifically. Multifamily marketing lives and dies by cost-per-lease math. Your regional wants to know what a lead cost last quarter versus this quarter, by property, by source. That math depends on two things staying stable: the tracking number tied to each campaign, and the historical report that shows what happened before the change. If either one resets or renames itself mid-migration, you get a gap in the data right when someone upstairs asks why lead volume looks weird. Nobody wants to explain "the reporting broke" to an owner who thinks in occupancy percentage.
Lead quality is the other quiet risk. Local Services Ads has its own dispute and quality-scoring process. Performance Max works differently, on automated bidding signals rather than the same lead verification logic. If your vendor doesn't map out how that transition affects which leads get billed to you, you could end up paying full price for the digital equivalent of a wrong number.
The source doesn't say when this rollout hits your account specifically, and it doesn't give a hard date for full migration. That's exactly why you ask now instead of finding out from a dashboard that stopped making sense.
- 01What is our current Local Services Ads tracking number, and will it stay the same after migration or get reissued?
- 02Can you export and archive our full Local Services Ads historical report before any account changes take effect, broken out by property?
- 03Once we're in the Performance Max structure, how will lead quality and dispute credits be handled compared to the old Local Services process?
- 04Will our cost-per-lead reporting show a continuous line across the migration date, or will there be a reporting gap we need to explain to ownership?
- 05Which specific properties or campaigns in our account are affected by this migration, and has Google given you a rollout date for our account?
- 06If lead volume or cost-per-lease shifts more than 10% in the first month after migration, what is your process for flagging that to us before the next invoice?
