Stop Training Leasing Agents to Fight the Algorithm
A piece in Multifamily Insiders makes a simple point that's easy to skip past: your leasing team does not need to "figure out AI search." Your website does.
That distinction matters because the instinct in a lot of offices is to hand this to the people answering phones. Tell them to mention pet policy on every call, update the FAQ script, sound smarter about square footage. None of that touches the actual problem. A renter asking ChatGPT or Google's AI overview "what's the pet deposit at [property]" isn't calling anyone. The answer engine is scraping your site, and if your site's pet policy lives in a PDF buried three clicks deep or a photo of a printed flyer, the AI has nothing to work with. It skips you and answers with whatever competitor bothered to write it in plain text.
This is an upstream job, not a training problem. It sits with whoever owns the website, and the fix is unglamorous: get pricing, availability, pet policy, floor plans, and amenities into clean structured text an AI can actually parse, not locked in a PDF or a slideshow. Schema markup, plain sentences, no marketing fluff standing between the fact and the crawler.
The uncomfortable part is that this happens before your funnel even starts. Your leasing team can be flawless on every call and it won't matter if the AI already told the renter your building doesn't allow dogs when it does. The front door moved. It's not the leasing office anymore, it's whatever answer the renter got at 11pm from a chatbot that never toured your property and never will.
