Snap's Attribution Lock-In Will Change Your Lead Math
Snap just took Unified Attribution global after a beta with numbers designed to travel: Mohegan Sun saw ROAS jump 89.8% and CPI drop 77% by week four. That's the slide someone in your building screenshots and sends you with "why isn't our Snap doing this."
Here's the part that actually matters for a leasing budget, and it's not the headline.
Unified campaigns inherit their attribution window from your Mobile Measurement Partner the moment you create the campaign. You don't get to change the method after that. So if you're running Snap for app-based tour scheduling or a resident app push, whatever window your MMP happens to be set to on day one is the window you're married to for that campaign's entire life. No annulment, no renegotiation.
And multifamily doesn't hand you a clean, single conversion event the way an app install does. You've got tour requests, application starts, application completions, and a lease signature that might show up days or weeks later, whenever it feels like it. If the inherited window doesn't match how long your funnel actually takes, your CPL and ROAS will look fantastic or look like a disaster for reasons that have nothing to do with whether the leads were any good.
This is exactly the kind of thing that walks into a QBR looking like a clean win. "CPI down 77%." Nobody on the slide mentions that the attribution window moved underneath it while nobody was looking.
Before you approve any Snap budget increase riding on numbers like that, get someone on the call who can say what the window actually is, and whether it was chosen or just inherited by accident.
Good vendor answers name the setting. Evasive ones talk about how excited they are by the results.
