Renters Are Searching Apartments Inside ChatGPT Now
Search Engine Journal published a rundown from OpenAI and Go Fish Digital on ChatGPT ads and GEO (generative engine optimization), including how the two are meant to work together and how to actually measure any of it. Worth reading before your next budget meeting, not after.
Here's the part that should bother you. Every dollar you spend right now assumes someone types "apartments near me" into Google, lands on a listing site, and fills out a form. That funnel still exists. But a growing slice of renters are just asking ChatGPT to find them a two-bedroom under budget near their office, and it answers with an opinion, not ten blue links. If your community isn't part of that opinion, you don't lose the click. You lose the lead before you ever knew it existed.
GEO is the earned side: making sure your website, reviews, and third-party mentions are structured so an AI model actually understands what you are and recommends you. Paid AI visibility is the new frontier the article covers, ChatGPT ads, still forming, still worth testing small. Neither replaces your ILS spend today. But treating this like a 2027 problem is how you end up locked into the same listing-site contracts while a competitor down the street has already made themselves the easy answer.
Practical move: audit what ChatGPT says about your property right now. Ask it. See what it pulls, see what it gets wrong, see who it recommends instead of you. That's your starting line, and it's free.
