Rent Growth Hits Seven Months, Kill the Concession Reflex
National median rent rose again in August, the seventh straight monthly increase, according to Apartment List's September report. Researchers called it modest but notable, since it's the first time August rent growth has been positive since 2022.
Here's the problem. Most of your renewal letters, ILS ad copy, and CRM email flows were written during the concession era, when "look, free month, please stay" was the whole strategy. That playbook made sense when rents were flat or falling. It makes a lot less sense seven months into growth.
If renewals are still opening with an apology and a gift card, that's a script written for a market that's gone. Test firmer renewal language now, before Q4 lease-up crunch forces the conversation. Same goes for new-lease specials. If comps in your submarket are trending up, a blanket "one month free" is you subsidizing a shortage that doesn't exist anymore. Pull the incentive spend into a few units where lease-up is actually stalling, not across the whole property because that's what the template says to do.
The counterargument is real: seven months of "modest" growth is not a boom, and nobody wants to be the property that raised rents into a renewal cliff. Fine. But "modest growth" and "still act like 2023" are not the same instruction, and your ad spend is currently following the wrong one.
