Google Will Discount Your Rent Specials Without Asking

Starting October 12, Google Ads will automatically pull coupons from your website and apply them to Search and Performance Max campaigns that have location assets attached. You're enrolled by default. Google calls these "sourced offers," and it re-checks them within 24 hours, which means a stray promo code on your site can show up in your ad the next day without a human ever approving it.

Think about what actually lives on your website. A move-in special that expired last month and nobody deleted. A "mention this ad" code from a leasing contest that ran in July. A typo in a discount banner that someone's cousin built in a CMS plugin three years ago. Any of that is now fair game to get scraped and slapped onto your ad copy, live, to prospects comparing you against three other communities.

The actual risk isn't that Google shows an offer. It's that it shows the wrong one, or an outdated one, or one that doesn't match what your leasing office is actually authorized to give away. Nobody wants to explain to a prospect why the ad said $500 off and the leasing agent says it's $250.

Here's what to actually do before the 12th: pull up your campaigns, check whether location assets are attached, and find the opt-out. Then do a pass on every page of your website that has ever mentioned a dollar amount, a free month, or a waived fee, because that's the menu Google's now shopping from. If your site copy isn't audit-ready, assume it's about to become your ad copy.

Who signs off on that before it goes live? Right now, nobody has to.
