Google's New Tagging Setup May Be Inflating Your Lead Count

Google is out there telling advertisers that a new "tag gateway" setup produces a 20% bump in Demand Gen conversions. The Zebra, an insurance advertiser, reportedly logged 16% more conversions after making the switch. Enhanced conversions for DV360 and Analytics are listed as coming soon, no date attached.

Here's why that matters for your leasing budget specifically. Demand Gen is one of the campaign types your agency is probably running right now to fill the top of your funnel, the social-style video and image ads that push prospects toward a tour request or an apply-now click. If the conversion count that campaign reports is about to shift because of a tagging change, not because more people actually want to live at your property, you need to know which one you're looking at before you reallocate spend toward it next quarter.

This is the oldest trick in the platform book, and it isn't even malicious, just structural. A tracking change that counts things more completely will always look like a performance win. More complete counting is not the same as more leases. If your agency reports "conversions up 16%" next month, the honest first question is whether that's leads or just better bookkeeping on leads you were already getting.

Ask your vendor
  1. 01Have you already migrated our Demand Gen tagging to Google's new tag gateway setup, and if so, on what date?
  2. 02What was our Demand Gen conversion count the month before the migration versus the month after, using the same attribution window?
  3. 03Are Enhanced Conversions for DV360 or Analytics active on any of our accounts yet, given Google lists them as coming soon with no date?
  4. 04If conversions go up next reporting cycle, can you separate how much came from the tagging change versus actual increases in leads or applications?
  5. 05Does this tagging change affect how duplicate leads get counted between Google and our CRM, and have you tested for double-counting?
  6. 06What's our current cost per actual lease application, not cost per conversion, before and after this switch?
