Google's New PMax Feature Wasn't Built for You

Google Ads just rolled out Local Customer Optimization for Performance Max, along with easier Store Sales measurement. It's built for retailers who want foot traffic and register receipts, and Google wants PMax to optimize bidding toward exactly that.

Here's the part that should get your attention. PMax is a black box that decides what "success" means based on the conversion signals you feed it and the goals Google nudges you toward. Retail just got a shinier goal to chase. Lead-gen operators didn't. If you're running PMax for a property and haven't explicitly locked in lease-focused conversion actions, you're trusting Google to guess what you want, and Google just handed itself a new, well-lit guess to default to.

This isn't your feature yet. But Performance Max has a track record of quietly expanding what it optimizes for once a new signal exists, and "in-person visit" is a tempting one to fold into apartment campaigns too, since a tour is technically an in-person visit. It is not the same as a lease.

The move here is boring but necessary. Go check your PMax conversion goals this week. Confirm your primary actions are still tour requests, applications, or whatever you've defined as a real lead, not some broader "visit" or "engagement" bucket Google is nudging you toward. Do it before this feature gets baked into defaults nobody remembers setting.

Nobody's going to email you when your bidding priorities quietly shift. You'll just notice your cost per lead climbing and wonder why.
