Google's New Lead Journey Map Isn't Your Leasing Funnel
Google Ads just rolled out lead journey mapping, a reporting layer that traces a lead from first click through conversion actions and into your offline CRM data, all the way to whatever counts as "closed." For a lead gen business selling software or insurance, that's a tidy line. For an apartment community, that line runs through a guest card, a tour, a hold deposit, an application, a lease signature, and sometimes a cancellation two weeks later because someone found a cheaper unit down the street.
The risk isn't the tool. It's the assumption that Google's version of "closed" matches your version of "leased." If your PPC vendor plugs your CRM into this pipeline without mapping each of those internal stages explicitly, you'll get a dashboard that looks precise and means something slightly different than what you think it means. That gap is exactly where budget gets misallocated toward the wrong keywords, the wrong communities, or the wrong time of month.
This matters more in multifamily than in most verticals because your sales cycle is long, your CRM data is messy by nature, and your definition of a "conversion" already varies property to property. Layering Google's new stage-by-stage attribution on top of that without a hard conversation about definitions just adds a second inconsistent system next to your first one.
- 01Which CRM statuses are mapped to which Google Ads conversion actions, and can you show me that mapping in writing?
- 02Does 'closed sale' in this tool mean signed lease, or does it include applications that later fell through?
- 03How are duplicate or re-inquiring leads handled across the journey stages, since guest cards get resubmitted all the time?
- 04What happens to a lead that tours but doesn't lease for another 45 days? Does it still get attributed to the original click?
- 05Can you pull a report showing lead journey data next to our actual leasing report from the same 30 days, side by side?
- 06Is this rolled out on our account now, or are we still on the previous conversion tracking setup?
