Google's New Ad Policy Could Snag Your Property Domains
Google Ads is tightening the link between the name on your ad and the domain it points to. Per PPC Land's October 12 report, the policy carves out three exceptions: resellers, booking intermediaries, and affiliates. Multifamily doesn't fit cleanly into any of them. Most operators run property-specific domains (think thegrandonmain.com) under one umbrella advertiser account held by a management company or agency. That's exactly the mismatch this policy seems built to catch.
Here's the part that should get your attention: the source doesn't say how Google verifies the advertiser-domain link, just that it now demands one. No published mechanism, no grace period mentioned, no appeals process described. If your agency can't explain what Google is actually checking, they're guessing same as everyone else right now, and a guess that's wrong means paused ads during lease-up season.
The budget exposure here isn't theoretical. One disapproved campaign on a flagship property during peak leasing season is a vacancy problem, not a marketing inconvenience. And since you're not the one logging into Google Ads, you won't see the disapproval until someone tells you why tours dried up.
Before your next vendor call, make them answer with specifics, not vibes.
- 01Which of our property domains sit under which advertiser account, and does every one of those pairings currently pass Google's ownership check?
- 02Has Google flagged or paused any of our campaigns under this policy, and if not, have you tested a dummy campaign to see what verification actually requires?
- 03If a property domain gets disapproved, what's your turnaround time to fix it, in hours, not business days?
- 04Do any of our markets rely on third-party booking or syndication domains that might accidentally qualify, or fail to qualify, as one of the three named exceptions?
- 05What's your contingency plan if a flagship property's ads get paused mid-lease-up: paid social shift, budget reallocation, ILS bump?
- 06Has Google published any verification method or timeline beyond what's in the October 12 reporting, or are you working off the same announcement we are?
