Google's Lead Filters Miss Bots. That's Your Bill.
PPC Land reports that most Google Ads traffic screening runs after the ad has already served, which means bots reach your lead forms before any filter looks at them. Google's fix is server-side email validation. Whether a billing credit covers what's left is, per the report, an open question.
Here's the part that should bother you. You are not paying for clicks. You are paying for names in your CRM that your leasing team calls, texts, and reports up as pipeline. A bot that fills out a contact form doesn't know it's fake and neither does your funnel report. It just becomes a lead that never answers, never tours, and quietly drags down your team's conversion rate while everyone wonders why leasing is "off."
Google catching some fraud after the fact is not the same as your form never letting the fraud in. That's the difference between a refund and a wall.
If you're running Google Ads for a property or a portfolio, don't wait on Google's server-side rollout to save you. Add your own email validation at the form, before the lead ever writes to your CRM. Most CRMs and even basic form tools can bounce disposable domains and malformed addresses before submission completes. It's a small build. It's also the only check that happens before you've already been billed for the click and your leasing team has already burned a call on nobody.
