Google's Data Manager Is Rewiring Your Lead Pipeline

Google just rolled out Data Manager, a single hub for connecting first-party data to its ad products. Before this, your agency was probably duct-taping together a handful of integrations: Google Ads conversion tags, Enhanced Conversions, maybe an offline conversion import for leads that turn into applications three weeks later. Data Manager is meant to replace that patchwork with one control panel for audiences, conversions, and measurement signals.

For an apartment operator, that patchwork is your whole funnel. Your lead comes in through the website form or the ILS, your CRM scores it, and eventually a signed lease or a "moved out, do not remarket" flag needs to get back to Google so it can stop bidding on people who already live at your community. Every one of those handoffs is a place where a migration can quietly drop data without anyone noticing until occupancy reports look weird in October.

The part that should get your attention is "replacing." Migrations don't run themselves, and nobody has said there's a hard deadline yet. If your vendor hasn't touched your conversion setup in this context, someone is either already ahead of it or hasn't opened the hood.

Which vendor is right in front of you.

Ask your vendor
  1. 01Have you migrated our conversion tracking and offline lead import into Data Manager yet, and if not, what's the target date?
  2. 02Which specific conversion actions are we sending right now, lease applications, tours, calls, and will their names or values change during migration?
  3. 03Can you show me a before-and-after conversion count for one property so I can see if anything got lost in the switch?
  4. 04Does our CRM's lease and move-out data still flow back to Google as a suppression signal, and how often does that sync run?
  5. 05If Data Manager changes how Enhanced Conversions matches leads, will our cost-per-lease numbers be comparable to last quarter's, or do we need a new baseline?
  6. 06Who on your team owns this migration, and what happens to our account if they're out for a week during the switch?
