Google Is Summarizing Your Community Before You Can

Search Engine Journal's latest tracking data found AI Overviews showing up on most brand-name searches it checked. Not niche queries. Brand names. The kind of search a prospect does when they already know who you are and just want to confirm you're real.

That's the part worth sitting with. For years the brand search was the safe one, the layup, the moment your own site and your Google Business Profile got first crack at the person closest to leasing. Now there's a decent chance an AI summary shows up first and tells them who you are before you get the chance.

So go look. Search your own community name, incognito, like a prospect would. See what Google's robot says about you before you get to say it yourself. If the summary is pulling from stale reviews, a dead amenity list, or whatever outdated line is sitting in your GBP description, that's the story a prospect reads first, not the one on your homepage.

The fix isn't exotic. Clean up your Google Business Profile like it's the first thing anyone sees, because increasingly it is. Keep reviews current. Make sure your site actually says, in plain language, what you are and where you are, since that's the kind of text these summaries like to lift. Nobody has a settled playbook for AI Overviews yet. But ignoring your own brand SERP because it used to be the safe one is how you get out-summarized by your own address.
