Google AI Mode Is Quietly Starving Your Listing Pages

Search Engine Journal is reporting on new research showing Google's AI Mode sends less traffic out to actual websites and, on top of that, gives users a worse experience than regular search. Google has spent two years telling you AI Overviews and AI Mode are additive. This research says otherwise.

Here's why you should care even if you don't touch SEO reports directly. Every dollar you spend on organic content, every hour your team spends optimizing a floor plan page or a neighborhood guide, assumes someone eventually lands on that page. If Google is answering the question inside the search results and keeping the click, your beautifully written "best apartments near downtown" page just became a training document for a chatbot that will never send you a lead.

The fix isn't panic, it's a shift in what you're optimizing for. Your content now has two audiences: humans who click, and AI systems that summarize without clicking. That means structuring pages so the AI pulls your community's name, your amenities, your pricing accurately when it does answer the question, even if it never sends the visitor your way. Schema markup, clear factual answers up top, community names stated plainly instead of buried in clever copy. You're optimizing for citation, not just clicks.

PPC gets more important here, not less. If organic clicks are shrinking, paid placement is one of the few levers still guaranteed to put a real person on your site. Budget accordingly.

This is early research, not a verdict. But if your traffic dashboards have looked soft lately and you've been blaming seasonality, this might be the actual reason.
