Google Ads Automates More, So Trust Its Numbers Less

Search Engine Journal had a piece this week saying that as Google Ads automates more of the bidding and targeting, advertisers need to measure success further downstream than the platform itself, tracking to real business outcomes instead of trusting whatever Google decides to call a conversion.

For multifamily, this isn't news. It's a bill that's finally come due.

When Google's algorithm decides who sees your ad and what you pay for it, "conversion" in your dashboard means someone clicked and maybe filled out a form. It does not mean they toured. It does not mean they signed anything. If the only measurement you've got is what Google Ads tells you happened, you're grading Google's homework with Google's answer key.

The fix isn't complicated. It's just work most teams keep putting off. Tie ad spend to your CRM's lead source field, then to tour data, then to signed leases. If your PMS and CRM don't talk to each other cleanly, that's the thing to fix this quarter, not your ad copy. Ask your agency or your in-house team for cost-per-lease by channel, not cost-per-lead.

Cost-per-lead is a vanity metric wearing a KPI's clothes.

Worth saying plainly: this setup takes more time and attention than most communities have, especially smaller portfolios running without a dedicated analyst. Automated bidding rewards whoever can prove ROI on the platform's own terms. Your job is to prove it in leases.
