Google Ads API v26 Touches Your Local Services Leads

Google shipped version 26 of its Ads API, and buried in the release notes is something that actually touches your leasing budget: Local Services Performance Max campaigns can now be built and edited entirely through the API. That's the channel generating your "Google Guaranteed" badge and a chunk of your highest-intent prospect calls. Up to now a lot of agencies managed those campaigns by hand, clicking through the UI like it's 2019. Now they can script it.

Scripting it is usually good news. Faster bid changes, faster budget shifts between properties, less human lag between "this submarket is soft" and "spend less there." But automation also means whoever writes the script makes the calls your team used to see, and it can quietly restructure how leads get bucketed and reported before anyone tells you. The same release adds 15 new Search Lift metrics for measuring ad-driven search behavior, which is a reporting layer, not a leasing one, but it's the kind of shiny new dashboard that can distract a vendor from the question you actually care about: did this change how my leads get counted.

There's also a smaller note about non-EU accounts being able to skip political ad declarations, which has nothing to do with apartments, except that it confirms the API is getting broader and faster moving. More surface area means more places for something to break quietly in your account while everyone's attention is on the new features.

Ask your vendor
  1. 01Are you managing our Local Services Performance Max campaigns through the API now, or still in the UI, and when did that change?
  2. 02If you moved us to API-managed bidding, what's the before-and-after on our cost per qualified lead for the last 30 days?
  3. 03Do the new Search Lift metrics change how you report ad-driven calls or form fills, and does that reporting match what's landing in our CRM?
  4. 04Can you show me the actual bid rules or scripts you're running on our Local Services account, not just a summary?
  5. 05Has anything about lead attribution or deduplication shifted since this rollout, and can you point to the specific setting that changed?
