Get Ahead Of The 2027 Budget Interrogation

Multifamily Dive reports operators are rebuilding 2027 budgets around local demand instead of blanket spend, protecting maintenance and retention dollars, and telling marketing tech to prove its value or get cut.

Read that last part again. "Prove its value" is not a budget footnote, it's the whole meeting. Ops leaders are done nodding along while marketing renews the same ILS package and chatbot subscription because that's what's always been there. If you can't show what a tool actually moved, lease-ups, renewals, cost per qualified lead, it's getting circled in red before Q1 even starts.

So do the homework before someone makes you. Pull last year's spend by channel and property, and be honest about which markets are actually tight on demand versus which ones you've just been funding out of habit. Your CRM's attribution report is not going to save you here. It's doing improv and filing it as data, and an ops VP who's lived through a few budget cycles knows it.

Build the renewal case per market, not as one national number. A metro with 2% vacancy doesn't need the same media budget as one bleeding renewals to a new lease-up down the street. Retention spend, the stuff that keeps a resident from shopping around, is going to look a lot more defensible than another paid search bump, and that's worth saying out loud in the meeting before someone else does.

The firms that walk in with channel-by-channel numbers already built win the argument before it starts. The firms that walk in with "it's always worked" lose their line item.
