Gemini Now Tags Its Traffic, So Track It

Google announced that Gemini is now adding UTM parameters to outbound links, giving site owners actual referral data when someone clicks through from an AI answer instead of a search result. Before this, that traffic landed in your analytics looking like direct, organic, or nothing at all. It was there. You just couldn't name it.

That naming problem is the whole story for you. Right now, a prospect asks Gemini "best 2-bedroom apartments near downtown with a gym," clicks through to your site, tours, and leases, and your reporting has no idea where that lead started. It gets lumped in with people who typed your URL from memory. Those are not the same prospect, and they should not be sitting in the same column on your dashboard.

Go set up a segment for Gemini referrals now, before the holiday leasing push, not after you've already lost three months of attribution you'll never get back. Check your GA4 and whatever lead-attribution layer sits inside your CRM, confirm the UTM parameters are actually flowing through and not getting stripped by a redirect or your ILS tracking script. Then watch the volume for a quarter before you decide it matters.

It might turn out to be a rounding error. It might turn out AI search is quietly becoming a real top-of-funnel channel for renters who used to just Google it. Either way, you want the number, not a guess dressed up as one.

Nobody's publishing a benchmark for what good Gemini referral volume looks like yet, because nobody's had the data long enough to build one. You're early. Use it.
