Fix The Renter Journey Before You Buy More AI
Digible's latest makes a simple point that most vendor pitches skip: AI can save your team five hours a week, but if a prospect still waits two days for a tour confirmation, you haven't fixed anything. You've just automated the wait.
That's the trap. Every AI pitch this year leads with time saved and tasks eliminated, and none of it matters if the thing it's speeding up was broken to begin with. A chatbot that answers instantly but routes to a leasing office that takes 48 hours to actually schedule a tour hasn't improved your funnel. It's just given the prospect a faster way to find out you're slow.
So before the next demo, do the boring thing. Walk your own renter journey like a shopper would. Fill out the contact form on your own website. Time how long it takes to hear back. Try to book a same-day tour. Read your application flow and count the fields nobody needs. Most of what kills conversion isn't a missing tool, it's friction you've stopped noticing because you don't experience it anymore.
AI is genuinely useful for cutting response times and killing busywork. That's not the argument. The argument is sequencing. Automating a broken handoff just means the breakage happens faster and looks more expensive on the invoice.
Audit the journey first. Buy the tool that fixes what you actually found, not the one with the best demo.
