ChatGPT Is Testing Ads. Renters Are Already There.

OpenAI is running a limited U.S. test of visual ads inside ChatGPT's image generation tool, paired with new measurement options so advertisers can actually judge how those ads perform.

Here's the part that should get your attention. This isn't ChatGPT adding a banner somewhere. It's ads showing up inside the exact moment someone is asking the tool to make something for them, a floor plan mockup, a moodboard, a "what would my apartment look like with..." kind of prompt. That's commercial intent with its shoes off, and OpenAI just figured out how to monetize it.

For multifamily, the real story isn't the ad unit. It's the search behavior underneath it. Renters are already asking ChatGPT things they used to ask Google or Zillow: "find me a two bedroom near downtown under $2,000," "what's a fair rent in this neighborhood." Your SEO team optimized for Google's crawler. Nobody's optimized for an AI assistant's answer yet, and the test run just told you that window is closing.

You don't need to buy anything yet. The test is small, the targeting details are unknown, and chasing a brand-new ad product before it has real inventory is how you burn budget on a beta. What you should do is start auditing whether your community, your floor plans, your pricing show up accurately when someone asks an AI assistant instead of typing into a search bar. If the answer is "no idea," that's your actual to-do item this week.

Google built an empire on being the front door. ChatGPT just started building its own door, and it has a lock you haven't picked yet.
