ChatGPT Is Starting To Answer "Apartments Near Me"
Search Engine Journal published a piece from Sean McCrohan and Steve Wiideman on connecting AI search visibility to local leads, using citation clicks, calls, prompt libraries, and the actual language prospects type into these tools. The premise is simple: people are asking ChatGPT and AI Overviews where to live, and some of those answers are turning into calls to your leasing office.
This is worth your attention because it's a new front, not a new coat of paint on SEO. Ranking on page one used to be the whole game. Now there's a second, quieter game where a chatbot summarizes three communities in your submarket and yours either makes the list or doesn't, and you have almost no visibility into why.
What you'd actually do about it: start pulling the prompts prospects might run. "Best apartments in [submarket] with a gym," "pet friendly apartments near [employer]," that kind of thing. See who gets cited. Then look at whether your Google Business Profile, reviews, and site copy actually contain the phrases people use, because that's the raw material these tools are citing from, not your floor plan PDF.
Nobody has this fully tracked yet. Attribution here is still duct tape and hope, closer to figuring out which billboard worked than a clean UTM report. But the operators who start building a prompt library now will have a six-month head start on everyone still arguing about whether this even counts as SEO.
