AI Is Already Answering Your Leads. You Should Own That.
Propmodo's latest piece says the property manager job is getting rebuilt around relationships, because AI is quietly eating the routine stuff: scheduling, FAQs, basic maintenance requests, and the first-touch leasing inquiries that used to land in a leasing agent's inbox.
That last part is the one marketing should be nervous about. First-touch is where intent gets captured. It's the moment a prospect says what they actually want, in their own words, before anyone's scripted them into a form field. If a chatbot or an AI leasing assistant is now the first thing a lead talks to, that conversation is generating data. Source quality, objection patterns, the actual question somebody asked before they asked about rent. Right now that data is sitting wherever ops decided to plug the tool in, and nobody in marketing asked to see it.
Don't let this become an ops-owned black box that marketing finds out about during a QBR. If your company is piloting an AI leasing assistant or chat tool, get in the room before the vendor contract gets signed, not after. Ask where the conversation logs live, whether they tie back to source and campaign, and who gets to pull them. If the answer is "the PM software has a dashboard somewhere," that's not an answer, that's a dodge.
The job rebuild Propmodo is describing is real, and it's good for residents. It's also the kind of shift where marketing loses a seat at the table by not showing up to claim it.
